                               TERMS and CONDITIONS

Please read the 'small print' carefully; these Terms and Conditions should be read in conjunction with the booking form.

Booking

All booking applications should be made on the booking form provided after first reading these terms and conditions. To reserve the property, the client should submit the booking form and send or electronically transfer the non-refundable deposit (25%) of the total rent due. Following receipt of the booking form and the deposit, the owner will send a confirmation statement. This is the formal acceptance of the booking. Cheques (in sterling or Euros) should be made payable to Mr and Mrs Lea.

Payment of the balance

The payment of the balance of the hire charge is to be made 8 weeks before the start of the rental period. If payment of the final balance is not forthcoming by the due date, the owner reserves the right to re-let the property. Also to be paid at the same time as the final balance (as a SEPARATE cheque) is a refundable £50 (apartments) or £250 (farmhouse) cleaning/damages deposit. However, the sum reserved by this clause shall not limit the client's liability to the owner. The owner will hold onto this cleaning/damages cheque un-cashed and refund the balance of this deposit within 2 weeks after the end of the rental period If there are no additional cleaning/damages costs the full amount will be refunded.

Period of Hire

The hire period commences on Saturday afternoon at 4 pm and ceases at 10 am on the following Saturday morning. For the purposes of hire charges, this is deemed to be one week's hire. Generally, hire periods shall be a minimum of one week's duration, however, shorter periods may be possible - please call to discuss. The property must be vacated by the end of the hire period.

Inventory

The property contains a full inventory of items to ensure that everything is to hand to make your stay enjoyable. Any discrepancies found at the end of the hire period, or the cost of any damage, will be deducted from the damages/cleaning deposit at paragraph 2, prior to any refund being made.

Cleaning

We maintain a high standard of cleanliness in our property and at the end of the hire period it is the sole responsibility of the client to leave it in as clean, tidy and hygienic a condition as he found it; the hire charges reflect this expectation. Any costs incurred in respect of additional cleaning necessary will be deducted from the cleaning/damages deposit. For those who would like to make the most of their last day, we offer a 'walk-out cleaning service'. If you would like to book Ann our cleaner to clean the accommodation after you have left, please just let us know - she charges 60€ for the Farmhouse and 20€ for each apartment.

Occupation of the Property

The property shall not be sub-let, nor shall the occupancy exceed or differ from the number of persons stated on the booking application. The owner operates a 'no pets and a no smoking' policy in the property. Also, we are sorry but we cannot accept stag/hen party groups.

Exclusions

The owner shall not be liable to the client:
  • For any accident or injury to the client or any members of his/her party due to any cause whatsoever, nor for any loss or damage to personal goods or property during the hire period,
  • For any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery or appliances in the property or garden,
  • And under no circumstances will the owner's liability to the client exceed the amount paid to the owner for the hire period.
Cancellation

Should a client find it necessary to cancel a booking before the commencement of the hire period, they should notify the owner immediately and any cancellation will be subject to the following terms:
  • More than 56 days' notice - loss of deposit
  • 29 - 56 days' notice - 50% of total rental
  • 15 - 28 days' notice - 75% of total rental
  • 14 or less days' notice - loss of total rental.
The client is strongly recommended to arrange a comprehensive insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability, etc, since these are not covered by the owners' insurance.
